Soft brake pedal and a grinding noise when pressing the brake pedal?

Was thinking of purchasing a BMW X3 year 2006 when I got in the car the brake pedal seemed a little mushy or soft and also heard a grinding noise when I pressed the pedal. what could that be?

Hi,

If you hear a grinding noise, either the brake pads are faulty and allowing the steel backing plate on the pads to rub the rotor, or the ABS is actuating.

If you look through the wheels, you will see the brake rotor. See if there are any cuts or damage to the rotor. If you can, take a few pictures of them and upload them for me to see. I should be able to at least tell if the outer pad is causing an issue.
