the oil pan seal/ gasket is starting to leak, are they known to do this?

I noticed the other day that my oil pan was leaking oil so i went to the local parts store to see what i could do. they said that i can buy a single gasket and RTV and use that to try and fix it. well i did that, sealed it properly and its steal leaking what should i do?

are you sure it's leaking at pan and not somewhere else that runs down/over to pan? or possibly tiny crack/fault in pan where leak is?
