losing fluid around rear transmission seal, I've had the seal replaced twice and it still seems to leak's ---- so what's the proplem?

Improper installation, wrong size of seal, worn seats on the shaft or there is excessive side play of the output shaft are all possibilities and you need to checkwhch is the cause.
